Our Basic Level 1 Report

Our Condition Reports are the most basic property survey offered by Skyline Property Surveys.  It is typically suited for modern properties in good condition and provides an overview of the property’s general state. 


These are aimed at properties built in the past 30-40 years.

Key features

  1. Visual Inspection Only:  No intrusive investigations (e.g., lifting carpets or moving furniture). Focuses on visible defects or potential risks.
  2. Traffic-Light Ratings: The condition of different elements of the property (e.g., walls, roof, windows) is rated using a traffic-light system: Green: No repair needed. Amber: Defects that need repair but are not urgent. Red: Serious defects requiring immediate attention.
  3. General Overview: Highlights significant issues such as structural problems or dampness. Includes comments on legal matters like boundary disputes or guarantees for construction.
  4. For Whom It's Suitable:  Buyers purchasing relatively new or well-maintained properties. Sellers who want to identify potential issues before putting the property on the market.

Limitations:

  • Does not provide detailed advice on repairs or maintenance.
  • No in-depth analysis of defects or potential future problems.
  • Not suitable for older, larger, or properties in poor condition. For these, a Level 2 (Home Buyer Report) or Level 3 (Building Survey) may be more appropriate.
  • No valuation element.

When to Use a Level 1 Survey:

  • The property is modern, relatively small, and appears to be in good condition.
  • You are confident there are no significant issues requiring detailed analysis.
  • Want a common sense interpretation and opinion of the property you are interested in purchasing!

Level 2 Home Buyer Survey

What is a Level 2 Home Buyer Survey?

A Level 2 Home Buyer Survey, also known as a Home Buyer Report, is a mid-range property survey designed to provide a detailed yet cost-effective assessment of a property’s condition. It is ideal for conventional homes in reasonable condition and helps buyers make informed decisions before purchasing.


These are ideal for properties built from the 1930's to today.

What Does a Level 2 Survey Include?

  • Visual Inspection: A thorough check of the property’s interior and exterior.
  • Major Defects Identification: Highlights significant structural issues.
  • Damp and Moisture Checks: Identifies potential dampness and advises on necessary repairs.
  • Roofing, Walls & Flooring Inspection: Assesses key structural components.
  • Traffic Light Rating: Uses a clear red, amber, and green system to indicate urgency of issues.

Who Should Get a Level 2 Survey?

  • Buyers of standard houses, flats, or bungalows in reasonable condition.
  • Homebuyers wanting a more detailed report than a basic valuation but without the depth of a full structural survey.
  • Individuals looking for professional advice on necessary repairs before purchase.

Limitations of a Level 2 Home Buyer Survey

  • No In-Depth Structural Analysis: Unlike a Level 3 survey, it does not include an invasive inspection or detailed structural assessment. 
  • Limited Scope: It only covers visible and accessible areas, meaning hidden defects may go undetected. 
  • No Specialist Tests: Does not include gas, electrical, or drainage inspections, which may require separate surveys. 
  • Not Suitable for Complex Properties: Not recommended for older, non-standard, or extensively renovated properties that may require a more detailed evaluation

A property survey is an expert inspection of a property’s condition, helping you understand any issues before buying. It’s a crucial step to avoid unexpected repair costs. 


 The main types are:


  • Level 1: Condition Report

Typically, the inspection takes 2–3 hours, with the report delivered within a few days. 


It depends on the property’s age and condition. For older or altered properties, a Level 2 or 3 survey is often more appropriate.

  • Detailed inspection of major elements (roof, walls, windows, etc.)
  • Damp detection
  • Issues needing urgent attention
  • Advice on repairs and maintenance


Ideal for:

  • Conventional houses, flats, and bungalows
  • Properties in reasonable condition
  • Buyers wanting more peace of mind


Yes, the Level 2 survey highlights signs of damp, subsidence, and other structural concerns, though it doesn’t involve invasive testing. 


Most reports are delivered within 2–5 working days after the inspection, on the day of survey we will give you an immediate call to let you know if the property has any major defects.


You can book directly through our website, call us, or email your details. We’ll confirm availability and arrange a suitable time. 


Yes, we’ll liaise directly with the estate agent or seller to arrange access. 


You can use the report to renegotiate the price or request repairs before exchange. In some cases, it may influence your decision to proceed.  Recently, we have had a customer that following our survey being carried out, went back to the estate agent and negotiated a further £20,000 off the asking price.


Yes. A mortgage valuation is not the same as a survey—it’s for the lender’s benefit, not yours.
