Drone Roof Surveys and Commercial Roof Surveys

What is a Drone Roof Survey?

So what is a drone roof survey and inspection and what does it cover?

Quite simply, we will start the survey with looking inside your loft, this is to see how your roof is constructed. Once that is complete we fly one of our drones and capture all elements of the roof, this will be done in a logical sequence but will cover; the facias, verges, barge boards, gutter, abutments, the hips, ridges, any valleys, any lead work such as soakers & stepped flashings, the chimney, the flaunching, and finally the slates, tiles or coverings.

Why Carry Out a Drone Roof Survey?

Over time all roofs deteriorate with age and this is because of weathering through rain, snow, ice, wind and then there is the hot and the cold and the roof with expand and contract over the seasons.

Our homes and business premises keep us dry and warm, and are probably the biggest investment any of us will ever make and the roof is what protects your home or business premises, so it pays to look after your investment!

So why use drones? Simply they are fast to deploy and it is relatively cheap to deploy a drone to check the condition of a roof every 3-5 years.

Safety, Accessibility and Efficiency Benefits

  1. Accessibility: At one time in the past you went up on a set of ladders, or you hired in a MEWP of some type or hired in form or hired in some scaffolding. Worse still some people waited until they actually had a roof leak or damp coming in their building.
  2. Safety: With a drone roof survey and inspection you keep you feet firmly on the ground. The HSE states that a major accident cause is falls from height, so get a drone to collect the imagery to decide if someone really need to go up there in the first place.
  3. Efficiency: The drones that we operate and run are able to be deployed in many cases in minutes and we can typically survey a roof in 45 minutes to 90 minutes. With no hire in costs for scaffolding or machinery, drone roof survey and inspections are more cost efficient for the customer or client.

The Benefit of Early Detection

One of the major benefits of using drones and having drone roof surveys and inspections carried out is the early detection of roofing defects.

A slipped slate today with a strong gust of wind tomorrow is a hole in the roof, this to the felt being exposed to the elements! This leads to the sarking felt being at risk, when the sarking felt is not water tight, this allows rain into your home?

Carrying out a drone roof survey will give you the information to make and plan for your roofs maintenance in plenty of time before small issues become big issues.

Conclusions About Our Drone Roof Surveys

Overall, using drones for roof surveys improves safety by avoiding working at height, which is a hazard to health and safety in the workplace. It also increases efficiency by avoiding arranging for machinery or scaffolding.

The high-quality aerial photography is highly detailed, and drones can see into places that a normal surveyor with a set of binoculars can't see from the ground.

Drone Roof Survey Frequently Asked Questions

Please reach us at richard@skylinepropertysurveys.co.uk if you cannot find an answer to your question.

A drone roof survey is an aerial inspection of your roof using unmanned aerial vehicles (drones). These drones capture high-resolution images and videos, allowing us to assess the condition of your roof without the need for scaffolding or ladders. This method is faster, safer, and more cost-effective than traditional inspections, offering precise insights into any roof damage or maintenance needs.

Drone roof inspections are highly accurate, providing detailed imagery that can detect even the smallest issues like cracks, leaks, or missing tiles. Drones equipped with advanced cameras and sensors can capture data with precision, ensuring that every part of your roof is thoroughly inspected. This data can be processed into 3D models or thermal imaging for even greater accuracy in detecting structural issues.

Using drones for roof inspections offers several advantages:

  • Safety: No need for ladders, scaffolding, or human access to hard-to-reach areas.
  • Speed: A drone survey can be completed much faster than traditional methods.
  • Cost-effective: Reduced labour and equipment costs make drone surveys more affordable.
  • Detailed results: Drones provide high-quality imagery, making it easier to detect damage and plan maintenance.
  • Minimal disruption: Inspections are non-intrusive, with little to no disruption to your property or daily activities.

The cost of a drone roof inspection can vary depending on the size and complexity of your roof, as well as any additional services such as thermal imaging. Typically, drone surveys are more affordable than traditional roof inspections, as they require less equipment and manpower. Contact us for a tailored quote based on your specific needs and property. To give you a simple idea of cost a small terraced house would cost approximately £275.00 + VAT.

Yes, drone roof surveys are extremely safe for your property. The drones are operated by licensed and trained pilots who follow strict safety protocols. Drones are designed to fly at a safe distance from buildings, and modern drones are equipped with collision avoidance systems to prevent accidents. Additionally, there’s no risk of physical damage to your roof or surrounding structures as no scaffolding or heavy equipment is used.

In most cases, no special permission is required for a drone roof survey on your own property. However, if your building is near restricted areas, such as airports or government buildings, we may need to obtain airspace permission from the Civil Aviation Authority (CAA). Our team will handle all the necessary checks and permissions to ensure your survey is fully compliant with UK laws and regulations.

Drone roof surveys can detect a wide range of issues, including:

  • Missing or damaged tiles: Caused by weather or wear and tear.
  • Leaks and cracks: Hard-to-spot leaks can be identified using high-resolution images or thermal cameras.
  • Gutter blockages: Obstructions in gutters and drainage systems.
  • Structural damage: Cracks, sagging, or signs of stress on the roof’s structure.
  • Heat loss: Thermal imaging can identify areas of heat loss, helping improve energy efficiency.

Yes, drones are ideal for inspecting commercial buildings, including warehouses, factories, and office blocks. Drones can cover large areas quickly and safely, providing comprehensive surveys even on hard-to-reach roofs. This is especially useful for industrial buildings where traditional access can be difficult or expensive. We offer customised solutions for businesses of all sizes. We specialise in commercial roof inspections.

In the UK, drone roof surveys must comply with the regulations set by the Civil Aviation Authority (CAA). This includes flying within visual line of sight, not exceeding the 120m (400ft) altitude limit, and maintaining a safe distance from people and buildings. Our drone pilots are fully licensed and insured, ensuring all operations are carried out legally and safely. We handle all legal requirements, including obtaining any necessary flight permissions.

Preparing for a drone roof survey is straightforward:

  • Clear the area: Ensure there are no obstacles such as loose items or overhanging branches that might interfere with the drone's flight.
  • Notify neighbours: It’s a good idea to inform your neighbours about the survey in advance, especially if the drone will be flying near their property.
  • Ensure access: Make sure our team has access to the site, and that there are no restrictions preventing drone operations (e.g., airspace restrictions). We will take care of all the necessary permissions and safety checks, ensuring the survey is conducted smoothly.
